The Garden Flat was a pleasant surprise upon our first inspection! Although tucked secretly away at the bottom in a block of Victorian Houses overlooking the sea, this flat is not exactly basement, but sits just a few feet below ground level and guests are amazed how deceiving it is, offering superb spacious accommodation which is light and airy and has a few surprises! Situated very close to the town centre and holiday interests, guests can leave the car in a private parking space and walk everywhere to holiday interests, town shopping, the beach, cliff tops, promenade and beyond.

Steps down into private front entrance, a sitting out area for relaxing and enjoying warm evenings and magnificent sunsets. Rear access to one parking space, although street parking is close by. (NB: steep concrete steps up to car park). Gas central heating.

All on one level once inside the property, it is furnished and equipped to a high quality standard and like a tardis, it opens up to an unbelievable amount of room.

Entrance into large hallway. Lounge with feature electric wood burner and facing West to enjoy stunning sunsets which Hunstanton is famous for. The hall leads through to open plan fitted and integrated kitchen and dining area. Door to rear which has a lovely Mediterranean feel about it, the courtyards being paved and split into seating areas with surrounding high white walls, vines, shrubs and greenery. Even at a lower level, it is still able to enjoy sunshine and you would not think such a place existed.

Two ample size bedrooms. The master has a double bed with ensuite shower room having shower, WC and washbasin and the second room has twins. Family bathroom with bath (shower spray attachment from taps), WC and washbasin.

Parking; One parking space at the rear of the property. Street parking near by. Please note that the steps are very steep at the rear, but access is easier via the front door with just 7 steps in to the property.

A £100 refundable breakage deposit is payable with the balance. £25 Booking Fee. £30 per week for a dog.

June 2019 B & M - My sister and I have enjoyed our stay at the Garden Flat (aged 85 & 89) despite the weather. Saw two sunsets and enjoyed the lovely courtyard gardens. It is well provided for, and situation great for us close to town and seafront without a car. Have got out most days. We would definitely come back. We would also like to thank the very helpful office team. Nothing was too much trouble for them.

June 2019 L, J, G & M - Our third visit to The Garden Flat. So comfortable, situated so centrally that access to all town amenities is very easy. Had two lovely weeks - walks along the sea front and on the beach are a must.

October 2019 - E, D & D - Another fantastic stay at the Garden Flat. Its definitely a home from home, with beach huts, lighthouses and sea orientated ornaments like our own home! Black Lab Ebony loves being so close to the seaside and walks. We don’t drive any more, but even if we did, I’m not sure that we’d use the car much. We’ve had a lovely, peaceful and restful week and hope to be back in the Spring.

The flat is well situated for walking in to Hunstanton, a trip to the beach, or a walk along the clifftops or Esplanade gardens.

Hunstanton has everything for everyone in the family. Sandy beach, sea, rock pools, guided tours on the wash monster, sailing, kite surfing and water skiing. On the sea front there are many stalls selling ice creams, food and sweets. There are amusement arcades, Fun fair, bowling alley, adventure golf, Paint your own pots, Sea Life Sanctuary and a sports and leisure centre. Take a walk along the promenade, which will take you to either Old Hunstanton, via the beach stripped red and white cliffs. Or the other direction staying on the promenade to Heacham. Walk around the sensory park, esplanade gardens that provide a colourful display of flowers in the summer months. The Norfolk coast path takes you 34 miles to Cromer from the North promenade. Heritage, Horticultural or Wolf trails are available from the tourist information centre. Relax on the green, and enjoy the summer entertainment on the bandstand on a Sunday afternoon. Or in the evenings watch the sunset . Book a seat at the theatre for a show, or take a round of golf, or take a leisurely ride on the Coast Hopper bus to visit the coastline. Visit the Heritage centre or The Coal shed gallery. Various festivals throughout the year include the Lifestyle Festival, Carnival, Kite Festival and the charity Xmas day swim.

Old Hunstanton has a sandy beach with dunes, and rock pools. There are various eating places including the beach cafe. Visit the Life boat station on a Sunday, hire a beach hut for the day, play a game of pitch and putt, browse local crafts and antiques in the Old Barns, or have a drink or meal in one of the many popular pub restaurants in the village. St Mary's Church holds various events throughout the year, including a lovely annual Flower festival. There is a post office with a Deli that sells many of your everyday items.
